We coordinate the entire planning process and take care of building permit procedures, budget planning, invitations for tenders, selection of suitable companies, construction support, quality assurance, FF&E Sourcing… entirely until acceptance and opening!

Project idea

The idea arises from the assumption that a location or already existing object represents a promising investment base or can be optimized. Rough parameters serve as benchmark data in order to point out some initial possibilities.

Investment decision consulting

In regards to an economic investment, we can provide advice with our experience of over 30 years. We will point out the risks and chances to you, make an assessment of value and are always willing to come along to your meetings with operators or hotel brands.

Brand analysis

For each location exist different hotel concepts that can be carried out with a well-positioned brand on the relevant market. We advise you in your decision-making in order to get the best possible solutions for you.

Feasibility study

Before you invest, our thorough location analysis will tell if the plot or the object is recommendable in terms of position, accessibility, soil conditions and formal / bureaucratic criteria. The analysis serves as an indispensable tool to obtain investors, financing and operators.

Analysis and assessment of risks

With sector-specific knowledge in all categories of the hotel business, we will provide you with a land analysis taking into account location, surrounding situation, management as well as competitive situation and show you all advantages and possible risks.

Site analysis

Our site analysis highlights possible construction types, size and height of the structure, access situation and supply and disposal of the building. In addition we evaluate possible risks such as contaminations or easements.

Design and niche hotel consulting

We analyze the added value that can be generated for you by a design product or a niche concept. We make an assessment and suggest what you will need for realization.

Environmental compatibility DGNB and LEED

The economical usage of resources will be testified by a recognized certificate such as DGNB or LEED. We advise on choosing the certification body and accompany the process throughout the entire project duration.

Contract reviews and contract negotiations

Within our contract activities, we assess different contract variants which will be discussed with contract partners. Thus we find a solution that fits your needs. This will be done in close cooperation with attorneys.

Functional concepts and layout optimization

We will optimize the interaction between different functional areas project-specifically with the help of a requirement profile. We plan hotels from the inside to the outside.

Complete restaurant conception

With respect to the defined goals we determine your restaurant concept and the offer in consideration of the planned interior design and lighting concept.

Gross building planning

Here the idea takes shape: in coordination with you we create floor plans in several working steps. The implementation becomes ‚Äúvisible‚ÄĚ for the first time. Our gross planning is at the same time the basis for the space and surface program.

Investment cost optimization

Already in this early stage we respect the country-specific architecture and analyze the relevance of costs and deadlines regarding the later realization. For instance, we would consider if a modular construction might be an economically more interesting option.

Hotel-specific equipment consulting

We advise you based on start-of-the-art technology of IT, cash register, telecommunication, EE&F and television systems.

    Phase 1: Idea and Concept

In Phase 1 you receive an in-depth consulting from us based on individual project circumstances and after a site inspection where necessary. Provided documents and data are analyzed regarding potentials and risks.

This develops into the project idea which is defined by taking all the economical and constructional particularities into consideration.

Especially all the object’s location-related potentials will be clearly displayed in a feasibility study to demonstrate advantages and disadvantages.

We coordinate an operating concept for you including a gross profitability forecast and provide a first lease or cash flow indication respectively.

We assist you with contract negotiations and can take over all the necessary measures within the scope of a building contractor or investor representation.

A first gross building planning will provide a solid basis for your project on which any further steps can be taken.

During the layout optimization the spatial and functional concept will be verified and adjusted (if necessary). It can be used as an independent implementation basis, also applicable by third parties.
